Calciano, Stern & Miller see uptick in appraisals

BRISTOL - Steve Miller, managing partner at Calciano, Stern & Miller, said the long-standing appraisal company is well-versed in the Bristol area and has years of experience to help meet customer needs.

Calciano & Stern was founded in 1982 by James Calciano and Donald Stern. Miller had been with the company for six years before becoming a co-owner last year. The full-service appraisal company offers services for real estate, residential, commercial, industrial and land appraisals.

“We’ve been able to be successful for so long because our customers know we’re local and they know we’re active in the community,” said Miller. “This is our bread and butter. We couldn’t be more humble, more proud or more excited to continue to serve our local area.”

Miller said that, last year, Calciano, Stern & Miller did between 300 to 400 appraisals. So far, he said, 2019 has been a busy year.

“While residential appraisals have slowed, we have seen a lot of interest in condominiums and townhouses,” he said. “Interest in higher priced housing has dropped considerably, but we are seeing an uptick in lower priced, entry-level, family-oriented housing.”

Miller said that Bristol has been attractive for businesses despite concerns with the state’s finances. He credited “responsible city management,” which he said has made a big difference. He added that he has seen “a lot of activity” as downtown development continues to progress.

“We all know that it will come to fruition - it’s only a matter of time,” he said. “A lot of things in Bristol have improved and we want to continue to grow and improve here as well.”

Miller explained the appraisal process as follows. Customers can call them and explain what they are looking to do. Calciano, Stern & Miller will then look it over and give them a quote. He said that a full report will be given within three weeks.
